What's included

Interior painting

Preparation – Move furniture to center (cover with plastic). Remove switch plates, outlet covers, vents, thermostats. Lay drop cloths on floors.

Surface prep – Scrape loose paint. Sand rough spots. Fill holes and cracks (spackle). Caulk gaps between trim and walls.

Primer – One coat of primer on bare drywall, new plaster, or dark-to-light color changes. Stain-blocking primer for water stains or nicotine.

Paint application – Two coats minimum (roller on walls, brush on trim and edges). Spray option for large areas or smooth finish.

Cutting in – Clean lines at ceilings, corners, baseboards, windows, and doors. No tape needed (we cut by hand).

Ceilings – Flat white paint (standard). Two coats.

Trim & baseboards – Semi-gloss or satin (your choice). Two coats. Caulked gaps before painting.

Doors – Both sides painted (if interior doors). Semi-gloss for easy cleaning.

Closets – One coat on shelves and walls (included).

Cleanup – Remove all tape, plastic, drop cloths. Vacuum floors. Wipe switch plates and outlet covers (reinstall them). Touch up any missed spots.

Exterior painting

Preparation – Pressure wash entire house (remove dirt, mildew, loose paint). Scrape all peeling areas. Sand rough wood or stucco.

Repairs – Replace rotted siding (up to 10 sq ft included). Caulk gaps around windows, doors, trim, and corner boards.

Masking & protection – Cover windows, doors, light fixtures, outlets, plants, and walkways with plastic or paper.

Primer – One coat of exterior primer on bare wood, new stucco, or raw siding. Bonding primer on chalky surfaces.

Paint application – Two coats minimum (brush, roller, or spray). Back-rolling on stucco for proper penetration.

Siding – Lap siding, board and batten, stucco, wood, HardiPlank, vinyl, or T1-11. All painted evenly.

Trim – Fascia, soffits, eaves, corner boards, window trim, door frames. Contrast or same color (your choice).

Doors (exterior) – Front door, back door, side doors. Two coats of exterior paint. New weatherstripping if needed (+$50 per door).

Gutters & downspouts – Painted to match trim or body (your choice).

Fence & gates (up to 50 linear ft) – Included in exterior package.

Cleanup – Remove all masking. Clean overspray from walkways and plants. Haul away paint cans (recycle where possible). Final walkaround with you.

What's NOT included

• Wallpaper removal ($0.50–$1.50 per sq ft extra)

• Popcorn ceiling removal or repair (separate service)

• Painting cabinets (separate service – we do it)

2. Fixed quote within 24 hours – Prep, primer, paint, labor, cleanup. All included.

3. Color selection – We can recommend or you choose.

4. Scheduling – Interior: 2–5 days. Exterior: 3–7 days.

5. Preparation – We cover everything. You don't lift a finger.

6. Painting – Two coats minimum. We don't thin paint.

7. Final walkthrough – You inspect every wall, trim, and door.

8. Warranty – 2 years interior / 5 years exterior on labor.
