What's included
New deck construction
Site assessment – Measure yard, check soil, slope, sun exposure, property lines.
Design consultation – Size, shape, height (ground level or raised). Stairs, railings, built-in benches.
Permits (if needed) – We handle all city paperwork for decks over 30" high.
Foundation – Dig footings (below frost line). Concrete piers or helical piles. Post anchors.
Framing – Pressure-treated joists (16" or 12" on center). Double beams at ledger and ends. Flashing against house.
Decking material (your choice) – Wood (cedar, redwood, pressure-treated pine), composite (Trex, TimberTech, Fiberon), PVC (azek, evergrain).
Hidden fasteners – For composite/PVC – no screws on top surface.
Railings – Wood, composite, aluminum, or glass panels. Top rail, bottom rail, balusters (code spacing – no 4" gaps).
Stairs – Stringers, treads, risers. Up to 6 stairs included (more = custom quote).
Lighting (optional) – Post cap lights, stair riser lights, recessed deck lights.
Built-ins (optional) – Bench seating, planter boxes, skirting around bottom.
Protective coating (wood decks) – Stain or sealant (one coat included).
Cleanup – Remove all debris, haul away old materials (for reconstruction), sweep deck.
Deck reconstruction (full replacement)
Demolition – Remove old decking, railings, stairs, and framing (if rotted).
Inspection – Check ledger board (attached to house). Replace if rotted.
Reuse what's good – Keep existing footings and posts if structurally sound (saves money).
New framing – Replace all rotted joists, beams, and stringers.
New decking – Your choice of material (wood, composite, PVC).
New railings & stairs – Built to current code (older decks often fail code).
Flashing – New Z-flashing where deck meets house.
Cleanup – Haul away old deck completely. No debris left behind.
What's NOT included
Hot tub or spa installation (we build the deck – you place the tub)
Outdoor kitchen or BBQ island (separate service)
Permanent roof or pergola over deck (add 3,000–3,000–8,000)
