What's included

Site assessment – Measure property, check setbacks, verify utility access.

Permit handling – We file everything with the City of Los Angeles. You never visit the permit office.

Types of ADUs – Detached (backyard), attached (connected to main house), garage conversion (with or without keeping garage door).

Site prep – Clear area, grade, excavate if needed. Temporary power pole.

Foundation – Slab on grade or raised foundation. Rebar, concrete, vapor barrier.

Framing – Wood framing (2x4 or 2x6 exterior). Trusses for roof.

Roofing – Composition shingles (standard). Underlayment, flashing.

Exterior – Stucco, siding (HardiPlank or vinyl), or paint. Exterior doors + windows included.

Plumbing – New water line from main house or street. New sewer lateral. PEX pipes inside. Sink, toilet, shower, water heater (tankless or tank).

Electrical – New subpanel (100A or 125A). Wiring for lights, outlets, switches. GFCI where required.

HVAC – Mini-split system (heating + cooling). Or ducted if larger unit.

Insulation – Spray foam or fiberglass in walls + roof. Soundproofing between ADU and main house (garage conversions).

Drywall – Moisture-resistant (bathroom/kitchen). Taped, mudded, sanded.

Interior finishes – LVP (luxury vinyl plank) or tile flooring. Paint (walls + ceiling). Baseboards and trim.

Kitchen (ADU standard) – Base cabinets, countertop (laminate or quartz), sink, faucet, mini-fridge or full-size, 2-burner cooktop or range.

Bathroom – Vanity, mirror, toilet, shower or tub/shower combo, exhaust fan.

Lighting & fixtures – LED recessed lights, vanity light, bath hardware (towel bar, toilet holder).

Appliances included – Refrigerator, electric range, microwave, washer/dryer (stackable).

Landscaping (basic) – Gravel path, small patio pad, or sod (100 sq ft included).

Final cleaning – Dust-free, move-in ready.
